On February 9th approximately 10 Perry Lake Estates and 1 Falcon Creek residents attended the Planning Commission hearing. We were first on the agenda. Mr. Bodenhafer introduced the Planning Commission members, listed the agenda and then turned it over to Michelle Wood, Sr. Planner. Ms. Wood showed an aerial view, discussed the application from Tazian, reviewed the history of the land in question, the number of lots and density. This was followed by any questions from the Planning Commission.

After the hearing, a reporter from the Journal Gazette, interviewed those present and an article about the hearing appeared the following day.

On February 16th the Planning Commission met again to make their decision and Coves of Perry Lakes was approved.

  • No separate construction access was required

  • No bond for road damage was required

After the decision, I e-mailed parties associated with the decision and it appears that as long as the following were met, the planning commission had no grounds to deny:

  • The land was already zoned residential - it was

  • The lot sizes were comparable to Perry Lake Estate - they were

  • The anticipated homes were comparable - they were

  • The housing density was close to what had been previously allowed - it was

So, given the above there was apparently no choice but to approve the subdivision. That prompted me to ask:

"Why was there a hearing and why were the residents invited to the hearing if those conditions had already been met?"

So far, no good answer has been provided to that question except that "we think it is good for the public to be involved".

Seems like a BIG waste of time!
